Every summer I see the same thing. School is out, families are traveling, routines change, and a tenant who normally pays like clockwork suddenly realizes on the fourth that rent never got submitted.
Around San Antonio and South Texas, summer has plenty of distractions. People head to the coast, spend a weekend on the Frio, visit family, enroll kids in camps, or simply get knocked out of their normal schedule. Sometimes a late payment is an honest oversight. Sometimes the summer budget got tighter than the tenant expected. Either way, the landlord still has a mortgage, taxes, insurance, and repairs to cover.
The trick is to handle the situation without turning a normally good tenancy into a fight, while still enforcing the lease the same way you would any other month.
Prevent the Easy Late Payments
A simple reminder before the first of the month catches more problems than most landlords expect. I like to send it several days before rent is due, especially around holiday weekends and heavy travel periods.
Keep it friendly. Remind tenants that rent is coming due and that they can schedule payment through the normal system before they leave town. You are not chasing them early. You are giving them a chance to take care of one more thing before they load the car and forget what day it is.
If you use an online portal, make the payment process obvious. A tenant should not need to email you from Port Aransas asking where the link went.
Follow the Lease Once the Due Date Passes
When rent is late, I stop treating it like a vacation issue and start treating it like a lease issue. Follow the payment terms, grace period, and late fee language that applies to the tenancy. Summer is not a reason to invent a second set of rules.
Tenants will sometimes ask for a one-time exception because they are traveling. I understand the request, but consistency matters. If your normal process applies a late fee after the lease allows it, stick to the process unless you have a documented reason for doing something different.
The response can still be human: “I understand how easy it is to lose track of the date while you are out of town. Please submit the payment through the portal as soon as possible. The lease terms regarding late charges will still apply.” Clear does not have to mean hostile.
Separate Forgetfulness From a Real Financial Problem
A missed reminder and an actual cash shortage are two different conversations. South Texas summers can be expensive. Electric bills climb, childcare changes while school is out, and travel or family expenses can hit at the same time.
If a normally reliable tenant contacts me before the situation gets worse and explains a temporary problem, I may consider a written payment arrangement. I do not make that agreement through a casual text. The dates, amounts, and any applicable charges should be documented clearly so both sides know what happens next.
What I avoid is the vague promise: “I will get you something next week.” That is not a plan. If you decide to offer flexibility, make it specific.
Do Not Let Silence Become the New Process
The bigger concern is the tenant who stops responding. Once the lease timeline has passed and there is no payment or written arrangement, follow the formal collection process required by the lease and Texas law. That may include delivering the appropriate Notice to Vacate before an eviction filing.
Do not jump straight from a friendly reminder to angry messages. Use the same written process every time. Good records matter far more than repeated phone calls that nobody answers.
Keep Summer From Changing Your Standards
A good tenant forgetting once while traveling is different from a tenant developing a pattern of late payment, but your response still needs structure. Remind early, enforce the lease consistently, document any payment arrangement, and move into the formal process when the situation requires it.
You can be reasonable without making rent optional. That balance is what keeps a temporary summer problem from turning into a permanent collection problem.
